What your roof needs to last
Shingles are the part you see. The deck, underlayment, metal and ventilation decide whether they last, and they're the first places a low bid saves money. All five are in the base bid.
1 · Deck
The wood your roof is nailed to. Every sheet is checked once the old roof is off, and only what's gone soft is replaced.
2 · Underlayment
A waterproof sheet under the shingles that catches the rain wind pushes underneath, chosen for how steep your roof is.
3 · Metal
Seals the edges, walls, chimneys and pipes, where most leaks start. All new, painted to match, never reused.
4 · Ventilation
Lets heat and moisture out of the attic so they don't bake the shingles or rot the wood. In every base bid.
5 · Shingles
The part you see and choose. Owens Corning or CertainTeed in four lines, and color never changes the price.
Three things that decide the final price
Everything your roof needs is in the price
New metal at every edge, wall, chimney and pipe. Attic vents. A waterproof layer chosen for your roof's steepness. The permit is pulled for you and billed at exactly what the city charges.
What's under the shingles has a printed rate
Dry rot, a hidden second layer or spaced boards only show once the old roof is off. Each has a rate printed in your proposal, and you see photos before anything is fixed.
Solar on the roof? One plan
The array comes off, the new roof goes on with new flashing at every mount, and the panels go back up, on one schedule and in one proposal.
If you don't need a new roof, we'll be the first to tell you.
What homeowners say, word for word
“Van was the only company that pointed out that we still had multiple years of life on our existing roof…”
“The pricing was totally transparent. I knew exactly what would be fixed cost and what would be 'time and materials.'”
“They never tried to sell anything that I do not need. The work is clean and they cleaned up the site each day.”
